JULY MARKET UPDATE
The South Santa Barbara County real estate market continued to demonstrate consistency in July. Closed sales have remained within a narrow range of approximately 130 to 135 transactions per month since March, with July activity finishing 9% ahead of the same period last year.
The median sale price across South County was $1.725 million, down just 2% from July 2025 and the second-lowest monthly median of the year. More broadly, median pricing has remained largely between $1.7 million and $2 million for the past two years. Taken together, the data continues to point to a relatively steady market rather than a meaningful shift in either direction.
Montecito
Montecito recorded 16 closed sales in July, compared with 20 during the same month last year, representing a 20% decline in transaction volume. The median sale price was just under $5.3 million, 13% higher year-over-year, although it was Montecito's lowest monthly median so far this year.
Activity at the upper end of the market remained notable, with four transactions closing above $10 million. The highest-priced sale of the month was 1421 Wyant Road, which closed off-market for $18.5 million.
Santa Barbara
Santa Barbara recorded 60 sales in July, a 13% increase from July 2025. The median sale price reached $1.8 million, up 22% year-over-year.
There were four transactions above $4 million during the month, led by the $5.49 million sale of 780 Mission Canyon Road.
Hope Ranch
Hope Ranch experienced an unusually active month, with six closed sales in July. Outside of March 2026, when eight properties sold, the community has not recorded six or more transactions in a single month since November 2021.
The median sale price was just under $5 million, although the month's transactions covered a wide range of values: three properties sold below $5 million, while two closed above $11 million. The highest-priced transaction was 4295 Marina Drive at $16.45 million.
Carpinteria & Summerland
Carpinteria recorded four sales in July, led by 1994 Paquita Drive, which closed for $3.15 million.
Summerland recorded one transaction during the month, a condominium sale below $1 million.
Our Perspective
As we move through the second half of the year, the broader South County market continues to be characterized more by consistency than volatility. Transaction volume has held remarkably steady over the past several months, while median pricing remains within the range established over the past two years.
Within that stability, however, there continues to be meaningful variation from one community and price point to another. For buyers and sellers, understanding those nuances — rather than relying solely on broader market averages — remains particularly important.
