Q2 MARKET UPDATE
South Santa Barbara County continued its steady pace in May, with sales increasing 7% year over year (134 vs. 125 in May 2025). Median price reached $1.85M, a modest 2% increase from the same period last year.
One notable trend was the prevalence of all-cash transactions, which accounted for 48% of all sales in May, well above the year-to-date average of 41%.
Buyer demand, particularly among affluent purchasers, has remained resilient throughout the spring. Despite limited inventory in many of our core markets, well-positioned properties continue to attract strong interest across South Santa Barbara County. Notably, of the eight Montecito sales between $14M and $18M this year, seven traded off market. The only publicly marketed sale in that range was our listing at 1119 Alston Road, which sold at full asking price on its first day on the market.
May was an exceptionally strong month for Riskin Partners, with several notable transactions closing. Beyond the closed volume, activity throughout the month remained remarkably robust, with multiple properties entering escrow and strong buyer engagement across the luxury market. Our recent closings, such as 1119 Alston Road, which sold at full asking price on its first day on the market, and 1465 Edgecliff Lane, which received multiple offers and sold at full price in less than 30 days, reflect the continued demand for thoughtfully prepared and strategically marketed properties. The momentum we've seen throughout the spring continues to build, creating a healthy pipeline heading into summer and leaving us optimistic for the months ahead.
Montecito
Montecito rebounded in the second quarter with 55 closed sales, up 15% from Q2 2025 and more than 50% higher than the first quarter. Median price held essentially flat year over year at $6.23M, while activity at the upper end accelerated significantly.
The quarter included four sales above $20M and 17 transactions over $10M, highlighted by the $59.9M sale of 2910 Sycamore Canyon Road, along with notable sales at 1465 Edgecliff Lane (RP listing, $30M), 888 Lilac Drive (RP listing, $26M), and 1850 Jelinda Drive ($25.5M). After a relatively quiet first quarter, Montecito's luxury market returned with considerable strength.
Santa Barbara
Santa Barbara recorded 184 sales during the quarter, a 15% increase from one year ago and the city's strongest quarterly sales volume since late 2021. Median price declined modestly to $1.78M, reflecting a greater concentration of transactions at lower price points rather than a slowdown in buyer demand.
Hope Ranch
Hope Ranch posted another strong quarter with nine sales and a median price of $8.66M, up 43% from Q2 2025. While transaction volume remains relatively limited, demand for larger estates continues to be supported by constrained inventory.
The quarter was led by the $16.7M sale of 4160 La Ladera Road, followed by several transactions between $8M and $10M, including our listing at 4450 Via Alegre.
Summerland
Summerland recorded four sales during the quarter, led by the $13.96M sale of 2720 Montecito Ranch Place. While transaction volume remains relatively low, the community continues to see occasional high-value coastal sales that can significantly influence quarterly results.
Carpinteria
Carpinteria was the standout performer of the quarter, recording 47 sales, up 42% year over year, while median price climbed 23% to $1.45M. It was the community's strongest quarterly sales volume since late 2021.
Luxury activity along the Padaro and Toro Canyon coastline continued to drive the market, highlighted by the $33.3M sale of 3191 Padaro Lane and 4535 Avenue Del Mar ($11.2M).
