QUARTER 3 MARKET UPDATE
Quarter 3 was an exceptional quarter for Riskin Partners Estate Group, marked by impressive sales volume and activity across Santa Barbara County. Our team closed properties ranging from $3 million to $55 million, achieving more than $150 million in total closed volume this quarter. We’re deeply grateful to our clients and community for their continued trust and partnership.
AUGUST MARKET UPDATE
At Riskin Partners, August included notable sales at the $3–4M level, with the closings of 715 Circle Drive ($3.75M) and 1326 Hillcrest Road ($4.195M). August also saw the start to a string of very strong activity at the ultra-high-end of the market. Check back next month to see if the trend continues into fall!
JULY MARKET UPDATE
July brought a noticeable increase in activity across South Santa Barbara County, with sales up 29% year-over-year. While most areas experienced a slight softening in pricing, Montecito stood out with 20 closings—an 80% jump from last July—and a median price of $4.65M, up 8%.

Montecito’s real estate market remained active through the first half of 2025, with 116 total sales, up 28% from the same period last year. Q1 was especially strong, posting 68 closings (the highest since early 2022), while Q2 saw a more measured 48 sales as buyer activity eased.

In Montecito, while the number of closings dipped from early 2025 levels, pricing surged. The median sale price jumped 41% year-over-year to $6.8M, driven by a wave of high-end activity.

April is typically one of the most active months in the South Santa Barbara County market, and while sales held strong, up 14% year-over-year, activity at the ultra-high end saw a brief pause, likely due to tariff headlines and broader financial market uncertainty. In Montecito, closed sales rose from the year prior, and the median price increased 25% to $5.8M, driven by a concentration of deals in the $4–$8M range. Unlike last April, which included several $10M+ closings, this year's top-tier segment was quieter. That said, early May has brought a noticeable surge in buyer energy, with plenty of showings, strong interest, and several escrows already in the works.

In the First Quarter, there were 311 closings across the South County, an increase of 14% from Q1 2024 (vs. 274), and a small 3% increase from Q4. The market continues to show signs of becoming more balanced, with Months of Supply gradually moving toward equilibrium between supply and demand.
