MAY MARKET UPDATE
South Santa Barbara County continued its steady pace in May, with sales increasing 7% year over year (134 vs. 125 in May 2025). Median price reached $1.85M, a modest 2% increase from the same period last year.
One notable trend was the prevalence of all-cash transactions, which accounted for 48% of all sales in May, well above the year-to-date average of 41%.
Buyer demand, particularly among affluent purchasers, has remained resilient throughout the spring. Despite limited inventory in many of our core markets, well-positioned properties continue to attract strong interest across South Santa Barbara County. Notably, of the eight Montecito sales between $14M and $18M this year, seven traded off market. The only publicly marketed sale in that range was our listing at 1119 Alston Road, which sold at full asking price on its first day on the market.
May was an exceptionally strong month for Riskin Partners, with several notable transactions closing. Beyond the closed volume, activity throughout the month remained remarkably robust, with multiple properties entering escrow and strong buyer engagement across the luxury market. Our recent closings, such as 1119 Alston Road, which sold at full asking price on its first day on the market, and 1465 Edgecliff Lane, which received multiple offers and sold at full price in less than 30 days, reflect the continued demand for thoughtfully prepared and strategically marketed properties. The momentum we've seen throughout the spring continues to build, creating a healthy pipeline heading into summer and leaving us optimistic for the months ahead.
Montecito
Montecito recorded 17 sales in May, up 30% from the 13 sales reported in May 2025. Median price came in at $5.6M, down 18% year over year, though the headline figure doesn't fully capture the strength of the market.
Five sales closed above $10M, including 789 Rockbridge Road at $14.2M and 1119 Alston Road at $15.9M. While last year's activity was concentrated in the $5M to $10M range, this year's sales skewed more heavily toward the $4M to $6M segment, which largely explains the lower median despite increased transaction volume
Demand for quality properties remains healthy, and activity throughout the spring suggests buyers continue to engage when pricing and presentation align with market expectations.
Santa Barbara
Santa Barbara saw one of the strongest increases in activity across the South County market, with 68 sales compared to 57 last May, a 20% year-over-year gain.
Median price declined 15% to $1.85M, though transaction data paints a more nuanced picture. There were 10 sales above $4M this May compared to just four during the same month last year, including notable sales at 125 W Mountain Drive ($5.4M) and 825 Roble Lane ($5.7M).
The discrepancy highlights the limitations of relying solely on median price as a measure of market health. While a larger share of transactions occurred near the $1M-$2M range, the upper end of the market remained active and considerably stronger than it was one year ago.
Hope Ranch
Hope Ranch recorded two sales in May: 524 Via Sinuosa at $5.9M and 4450 Via Alegre at $8.3M.
While transaction volume was limited, inventory remains exceptionally scarce, making it difficult to draw meaningful conclusions from a single month's activity. Demand for turnkey estates and larger parcels continues to outpace available supply.
Summerland
Summerland recorded one sale in May, with 2482 Shelby Street closing for $1.5M.
Although transaction volume remains low, that is typical for a market of Summerland's size, where a small number of sales can significantly impact monthly statistics.
Carpinteria
Carpinteria posted another strong month, with 15 sales compared to 10 last May. Median price increased nearly 60% year over year to $1.5M.
The increase was largely driven by a higher concentration of luxury transactions. Six properties sold above $1.8M this May, compared to just one during the same period in 2025. The month's highest sale was 4849 3rd Street at $3.26M.
As inventory remains limited throughout South County, Carpinteria continues to attract buyers seeking a coastal lifestyle at a relative value compared to neighboring Montecito.
