Constantia, one of Montecito's most beloved estates. Originally designed in 1930 by the visionary genius of Ambrose Cramer as a summer home for his father-in-law, Arthur Meeker, Executive Vice President of Chicago’s Armour meat packing company. Named for the wine region of Cape Town, South Africa, Cramer drew Constantia’s inspiration from the Cape Dutch homes that populated the southernmost tip of the African continent.

Dutch South African design

The essential features of the Dutch South African design are great gables, wide windows with mahogany half-shutters, broad wall surfaces with high-pitched roofs and the graceful curved Dutch archways. The attics under the steep roofs were used as granaries, and another frequent characteristic was a terrace or “stoep,” running across the length of a wing—all of which are evident in Constantia.

While the art of the architecture radiates beauty, the incredible setting is equally splendid. The residence is expertly positioned with dramatic views of the reflecting pond and Montecito Peak to the north, and the expanse of the Pacific Ocean to the south.  While Cramer cleverly balanced the mountains and the sea, he could not have anticipated that 85 years after choosing the site, Constantia would be part of an elite hamlet of estates lovingly referred to as Billionaire’s Row. Sharing a small, unique ridgeline that offers both ocean and mountain views, this location, just steps to Montecito’s Upper Village, has become home to some of the most sought-after real estate in all of California.  Privacy, proximity and panoramic views are a luxury few can afford but nearly everyone desires; Constantia has all three!

GRACIOUS LIVING

GRACIOUS LIVING

Classic and traditional, yet modern and effortless, this unique residence spans approximately 10,000 square feet of living space with six bedrooms and nine bathrooms.   The new, crisp, white palette is the perfect backdrop to let the designer details and finishes truly shine.

handsome office

Entering through the large foyer, the first experience of Constantia’s interior spaces blend rich, traditional finishes with modern comforts and design. A handsome office with a fireplace and mahogony paneling overlooks the reflecting pond and out to the mountains. Dual powder rooms, one originally designed for ladies and another for gentlemen, are a nod to the estate’s original era and history.

extraordinary living room

Double doors from the foyer lead into an extraordinary living room that opens to expansive north and south terraces.  The dramatic northern views of the reflecting pond and mountains beyond offer a reason to linger. The southern sightlines highlight the coast and offer an incredible sunset experience. Lofty beamed-ceilings and a handsome fireplace, flanked by the original tiled surround, elevate and anchor the room.

Structured lines juxtapose graceful arches to create a sense of fluidity and order throughout. Wood and tile floors, beamed ceilings, and original Delft tiles accent many of the gracious rooms.  Though historic in nature, the proportion and volume of the spaces are decidedly modern.

Formal Dining Room

A grand formal dining room also accesses the ocean-view terrace.  This space, dramatic yet welcoming, with arched doorways and beautiful wainscoting, is perfect for celebrations large and small.

Gourmet Kitchen

The gourmet kitchen was built in 2016 and continues to keep Constantia at the forefront of design. Professional appliances mingle with marble and glossy white cabinetry. Vaulted ceilings with beautiful beams and oversized transom windows flood the kitchen with natural light and ensure an ever-sunny culinary experience. Whether you prefer to have a snack at the mountain-view center island or take your breakfast in the adjacent eating room while overlooking the gardens, there is ample space for all occasions.

A traditional morning room off the master bedroom suite is a resplendent spot for relaxation and can easily function as a second office.

Master Suite

The first floor master bedroom suite features a fireplace, two sets of French doors to a private ocean-view terrace, and a luxurious bathroom featuring dual vanities, two dressing rooms, steam shower and a free-standing, marble soaking tub with garden views.

The gracefully curved oak staircase ascends to the second level, which features a large media and game room with wide windows.  Ideally sited with both ocean and mountain panoramas, this space is wonderful for all of life’s moments.

Sharing the floor are three spacious guest bedrooms, as well as two smaller bedrooms, with access to a back staircase, ideal for staff.

Downstairs, a spacious media room is the perfect spot for movie night or watching the big game. Built-in cabinetry houses electronics and hides them when not in use.

RESPLENDENT GROUNDS

RESPLENDENT GROUNDS

Famed landscape architect Lockwood deForest, Jr. was well known for his design of the original gardens at Constantia. The quality of his design is aptly reverenced in the most recent enhancements that distinguish the incredible setting.

Massive iron gates frame the entrance to the olive-lined drive that fronts the estate, while a swimmer’s pool and spa, a dramatic reflecting pond, and a sunken garden bordered by roses complement the natural beauty that embraces the exquisite residence.

Discover delightful outdoor destinations throughout the approximately 3.5- acre grounds. A five-car garage hosts your favorite vintage automobile to show off at Sunday’s Cars & Coffee in the Upper Village.

Enjoy a moonlit dinner on a terrace under a canopy of oaks. Listen to the gentle sounds of the entry fountain.  Imagine children swaying on the tire swings.  Perhaps you join them for an afternoon tea-party in the mini-Constantia play house.  Constantia’s grounds are ripe for memories-in-the-making throughout all of life’s seasons.

With an incredible pedigree, proximity to the heart of Montecito, panoramic views, and timeless architecture, Constantia continues to offer an effortless and enviable lifestyle and casual elegance at its best!
